Property Lawyers in Hyderabad

Safe purchases and sound documents — and firm representation when a property dispute reaches court.

Most property litigation begins with a document that was not checked. Before you buy, sell or lease, we verify the title, the link documents and the permissions, and draft the agreement so it protects you.

When a dispute does arise — over boundaries, possession, partition or a builder’s default — we take it before the right forum without delay.

Common questions

What should I check before buying property in Hyderabad?

The title deed and the full chain of link documents, an encumbrance certificate, approved plans and permissions, tax receipts and, for agricultural land, the Dharani record and pattadar passbook. We examine these and give you a written opinion before you pay an advance.

Is registration of a sale deed compulsory?

Yes. A sale of immovable property takes effect only through a deed registered before the Sub-Registrar, with stamp duty and registration charges paid. An unregistered agreement of sale does not transfer ownership, although it may give you the right to enforce the agreement.

What can I do about a builder who has delayed possession?

You may complain to Telangana RERA for delay compensation or a refund, or to the Consumer Commission for deficiency in service. The right forum depends on the project’s registration, the agreement and the relief you want.

How is joint family property partitioned?

If all co-owners agree, by a registered partition deed. Otherwise a partition suit leads to a preliminary decree declaring each share and a final decree dividing the property by metes and bounds. Daughters have the same coparcenary rights as sons under the amended Hindu Succession Act.
